從數據看中國樓市的前景

中國國家統計局發佈中國商品房待售面積數據,數據顯示,於2017年7月,中國商品房待售面積約63496萬平方米,與去年同期相比下降11%,按月下降1081萬平方米,該數字為自2015年以來最低,顯示中國去庫存進度良好,根據數據,中國中部地區和西部地區首七個月銷售額分別增長28%和36%,高於全國19%的增長,中國的三四線城市大多集中在中國的中部和西部,該地區銷售增長較全國快,顯示中國的三四線城市去庫存進度良好。近日中國指數研究院發布9月4日至9月10日27個城市的整體成交數據,成交全線下行,成交面積整體同比下降22.1%,特別是一線城市成交下降超過二三線城市,而三線城市成交則各有不同,部分城市的成交甚至正在攀升。

中國海外宏洋(81.HK)為中國海外(688.HK)旗下公司,擁有約38%的權益。於2017年上半年,中國海外宏洋及其聯營或合營公司合約銷售額達18,473百萬港元,銷售面積共1,735,900平方米,同比增長分別上升60.6%及26.3%。 此外,中國海外宏洋主力發展三線城市如南寧,揚州,呼和浩特市的房地產業務,預料將成為去庫存進展良好的受益者。
